1 Lifestyle & Location Discovery
We begin by understanding your lifestyle, preferred community, family needs, timeline, and investment range. Whether you already own a property or are still exploring neighbourhoods, this step helps define what kind of inner-city home is right for you.
2 Lot Fit & Feasibility Review
Before design begins, we review the property through the lens of buildability. Inner-city lots can involve zoning limits, setbacks, lot coverage, garage placement, demolition, access, neighbouring context, trees, grading, and permitting considerations. This helps identify opportunities and constraints early.
3 Budget & Resale Strategy
Once we understand the lot and desired home, we establish an early budget framework. This includes home size, design complexity, demolition, site conditions, garage requirements, finish level, and the neighbourhood value range so the project makes sense financially.
4 Home Concept & Design Direction
We help clients choose the right design direction using proven Lighthouse home concepts as starting points. The goal is not to force clients into a plan, but to help them see what is possible and avoid starting from a blank page.
5 Agreement, Selections & Construction Preparation
Once the design, scope, and budget are aligned, we finalize the agreement and prepare the project for construction. This includes specifications, selections, permits, engineering, trade coordination, scheduling, and construction readiness.
6 Construction & Communication
During construction, the Lighthouse team manages the build, coordinates trades, tracks progress, and communicates clearly through each major stage. Inner-city construction requires extra attention to access, neighbours, parking, scheduling, cleanliness, and site coordination.
7 Possession, Warranty & Long-Term Care
When the home is complete, we guide the client through orientation, possession, warranty, and ongoing support as they settle into their new home.
